Once your home is under contract, it’s time to loop in your mortgage lender and request a mortgage payoff statement, this is the official amount needed to pay off your loan in full, including any interest or fees up to the closing date. The title company uses the payoff to ensure the mortgage is properly paid off and satisfied using the proceeds from your home sale.
Before you can officially hand over the keys to your South Jersey home, your township will likely require a Certificate of Occupancy (CO). This document confirms that your property meets local safety and habitability standards, and without it, the sale usually can’t close.
The tricky part? Every municipality has different requirements.
Some townships require a full suite of inspections, from electrical, plumbing, smoke detectors, and even sidewalks, while others may only require a basic fire safety check.
